    Is this just another training program?

    No. Training programs assume you have the right clients in front of you and teach you what to say. KAM starts before that — it identifies which clients you’re naturally built to serve so you stop competing for the wrong business.

    I already have a niche. Why do I need this?

    If your niche is producing compounding referrals and a consistent pipeline, you don’t. If you picked your niche because someone told you to pick one and it still feels like a grind, your niche may not match your natural operating mode. That’s what the diagnostic tells you.

    What do I get for my $397?

    You get a turn-key system. Three parts, no guessing.

    The diagnostic identifies how you naturally operate — your communication style, your risk tolerance, the kinds of relationships you’re built for.

    The scoring matches you to one of ten underserved real estate segments where your natural mode is an asset, not a liability.

    The Playbook is the execution layer: social content prompts built to reinforce the algorithms in your segment, a weekly networking rhythm, and specific venues where your buyers actually are. About five hours a week.

    Does this work in my market?

    KAM is built around buyer psychology and agent behavioral profile — neither of which changes by geography. The ten underserved segments exist in every market in the country. That said, KAM requires a minimum metro population of approximately 300,000 to work effectively. Below that threshold, the economics of micro-targeting break down — the segment simply isn’t large enough to build a compounding pipeline. If you’re in a smaller market, the diagnostic will tell you, and we won’t take your money.

    What if my diagnostic results don’t feel right?

    The diagnostic measures how you naturally operate, not how you think you should operate. If the results surprise you, sit with them before dismissing them. That said, contact us — there’s a human behind this.

    Is this only for new agents?

    No. Experienced agents who have plateaued use it. The hamster wheel doesn’t care how long you’ve been on it.

    What markets are covered?

    Blue-Collar Millionaires, First-Time Buyers, Single Women and Single Moms, Relocations, Multigenerational Families, Seniors, Divorce, Credit-Challenged Buyers, Self-Employed Buyers, and ESL/Immigrant Clients.

    Why is this only available outside Alabama?

    KAM is the system running inside Sage Realty Group. Huntsville is our market. We’re not going to hand our competitive advantage to agents competing against our own people.

    How long does it take to work?

    That depends on how consistently you execute. The networking component — showing up Wednesday at the right venues — typically produces the first meaningful conversations within 60 to 90 days. The compounding referral effect takes longer, usually six to twelve months of consistent presence in your segment. KAM is not a lead generation shortcut. It’s a business building system. The agents who see results fastest are the ones who treat Wednesday visits as non-negotiable.

    Do I have to stick strictly to my segment, or can I do other business?

    You can absolutely take business outside your segment. KAM is a specialization system, not an exclusivity contract. The goal is to build a compounding core — a segment where your pipeline self-reinforces over time — while continuing to work whatever other opportunities come your way. Think of it as building a home base, not abandoning everything else. Over time, most agents find the segment business crowds out the random business naturally, because it’s more efficient and more enjoyable. But that’s a choice you make, not a rule we impose.

    What happens to my diagnostic data?

    Your answers go to one place: a scoring engine that generates your market match. That’s it. We don’t sell it, share it, syndicate it to brokerages, or feed it to third-party marketing platforms. Your email gets your results and — if you opt in — occasional notes from me about the system. Nothing else. If you want your data deleted after you get your results, email me and it’s gone.
